Nepean Office Centre is located on the south side of Baseline Road. It is bordered on the east by Woodroffe Avenue and on the west by Constellation Drive. The building is adjacent to the Woodroffe Avenue transit station.

The eight-storey building provides 123,087 square feet of rentable office space.

Three elevators service the building. Perimeter electrical baseboard heaters are controlled in an eight meter module, in sequence with central air conditioning. Central variable air conditioning uses outdoor air economizers for free cooling and air washers for humidification and purification. Individual temperature controls are available every 50 square meters.

The building is fully sprinklered and has a state of the art fire detection system.
